SBA Loan Options

Fast SBA connects small business owners with independent SBA loan advisors who help you find and apply for the right SBA-backed financing. Fast SBA is not a lender and does not make loan decisions. SBA loans are issued by participating lenders and partially guaranteed by the U.S. Small Business Administration. Our service is free for borrowers.

The SBA’s primary and most flexible loan program. Borrow up to $5 million for working capital, equipment, inventory, business acquisition, partner buyouts, owner-occupied commercial real estate, or refinancing existing business debt.

Terms run up to 10 years for working capital and equipment, and up to 25 years for real estate. Rates are negotiated with the lender within SBA maximums.

Best for: most general business financing needs above $50,000.

Long-term, fixed-rate financing for major fixed assets: commercial real estate, heavy equipment, and facility construction or renovation.

A 504 project is typically structured three ways: a bank or lender provides about 50% of the project cost, an SBA-backed Certified Development Company provides up to 40% (SBA debenture up to $5.5 million), and you contribute a down payment of about 10%.

Best for: buying, building, or improving owner-occupied property or large equipment.

Smaller loans of up to $50,000 (the average microloan is about $13,000), delivered through nonprofit, community-based intermediary lenders. Funds can cover working capital, inventory, supplies, furniture, fixtures, and equipment. Microloans can’t be used to buy real estate or pay off existing debts.

Best for: startups and very small businesses with modest capital needs.
